Please keep in mind, we specialize in Crystal Mountain Resort properties and lakefront vacation homes. Lakefront properties must have direct frontage or lake access within a block from the property.

Rental Program Services:

* Preview property and offer suggestions on how to maximize rental income and avoid liability lawsuits.
* Take photos of the property and market the unit on our website.
* Advertise and promote your property via websites, our Facebook social media page, the local Chamber of Commerce (Benzie County and Frankfort/Elberta), newspapers, travel guides, brochures, magazines, and more.
* Handle all reservations from the initial interviewing or screening of the potential guests to mailing/emailing professional confirmation letters. Answer renter inquiries about home specifics, amenities, etc. as well as local questions about area hot spots, nearest boat launches, favorite restaurants, boat rental companies, and the like.
* Verify that all renters have signed and returned a comprehensive rental agreement prior to their arrival date, along with a pet policy agreement and/or watercraft liability waiver, when applicable. These documents ensure that each guest has read and understands our important policies and procedures.
* Set up reservations to gain maximum occupancy and rental income, but will converse with homeowner before making changes to prices or minimum stay requirements (weekly only versus nightly stays).
* Collect all rent payments, cleaning fees, sales tax, and the Benzie County room assessment fee (required of all lodging businesses in the county). Sales tax is paid to the state of Michigan through our company, so homeowners are only required to take care of their personal rental income tax. We absorb all credit card processing fees from any payments made with Visa, MasterCard or Discover cards.
* In lieu of collecting separate security deposits, we require that each guest is a responsible party of 25 years of age or older and has a valid credit card number on file with our office – as a hotel would. If any damages are reported, we handle each claim personally with the renter and homeowner to find a solution and charge that guest accordingly. These damages do not include common wear and tear disputes.
* Provide maintenance and cleaning inspections of the home before and after each rental to ensure all amenities and home features are in working order. Maintenance inspections also include debris removal from decks/patios, barbeque grill cleanings, minor cleaning of outdoor furniture/tables, and checking propane tank levels if a propane grill is available for renter use. (Propane tank replacement charges do apply if needed.)
* Provide personal trash removal services both during and after all rentals. Homeowners may also schedule this service with us (covered by the required dumpster use fee – please see contract or ask for more details/pricing).
* Provide access to rental units upon guest arrival and guarantee that the home is secure upon guest departure. This includes making sure all windows and doors are closed and locked, heat and/or air-conditioning is at an appropriate temperature, all keys are accounted for, and more.
* Provide guests with a list of local emergency phone numbers, area attractions/brochures/additional information, and detailed check-out instructions that may be customized for each property.
* Provide around-the-clock, personal customer service to guests with an after-business-hours emergency phone number ensuring that any issues that could affect their stay or cause property damage may be handled immediately.
* Manage all cleaning services including pre-rental inspections, regular cleanings after guest departures and supplying properties with starter products (toilet paper, paper towel, dish soap, dishwasher tabs, and garbage bags). Handle all laundry services in-house (if applicable).
* Provide linen rental services to guests not able to bring their own (if requested by guests).
* Provide homeowners with thorough monthly statements and rental income checks (when applicable) by the 15th of each month following rental or management service activity at the property.
